ESCROW
Closing is the lifeblood of any title agency and GTC provides comprehensive settlement services, acting as an impartial third party for an array of real estate transactions closed in our offices. Our licensed and insured escrow officers bring a combined 32 years’ experience to your closing table and all parties can can count on our experienced escrow agents to close deals accurately and efficiently. GTC skillfully and thoroughly coordinates the details and documents of every transaction, no matter how large or small. Our closing agents serve the interests of all parties - buyers, sellers, and lenders – with great care and service and with a smile.
TITLE INSURANCE
GTC is a proud agent of both Stewart Title and Fidelity National Title, both of whom are financially sound and provide its agents with incredible support and assistance in solving complex underwriting issues. Through these rock-solid underwriters, GTC insures residential, commercial, farm and ranch, and leasehold transactions for both owners and lenders.
CURATIVE WORK AND LEGAL MATTERS
Title Agencies are prohibited from providing legal counsel or services. However, GTC has always been owned by skilled and experienced attorneys. Gooding & Gooding, P.C. has been providing real estate, probate, estate planning and business services to Red River County citizens alongside the title agency for over 50 years. Our attorneys have collective experience and expertise in drafting contracts, conveyances, probate matters, corporate transactions, and all title insurance and closing rules.
Any necessary curative work (probate and heirship matters, conveyances, or corporate document review and drafting) are routinely handled by our on-site counsel. GTC’s attorneys are often called on to prepare loan documentation, deeds or other closing instruments, mortgage documents (such as notes and deeds of trust), affidavits, and other legal documents needed to close transactions. GTC’s attorneys are also uniquely qualified to communicate and work with outside counsel for buyers or sellers as well as outside counsel for lenders. All those functions happen quickly and efficiently right here in our offices in Red River County, making these potentially complex and cumbersome legal hurdles seem routine and without becoming impediments or delays to a successful closing.
